Privacy, Security, and Waterfront Lifestyle Continue to Attract Buyers

Buyers are continuing to choose Ono Island in 2025 for its privacy, security, and waterfront lifestyle. From January 1 to June 9, 31 homes sold across a range of price points—but a clear sweet spot has emerged: homes priced between $1 million and $1.7 million, with approximately 2,800 to 3,400 square feet, are moving best. The average sales price is $1,258,096, with a median of $1,150,000.

Of the 31 homes sold, at least 14 were waterfront properties offering direct views and access to Old River, Bayou Saint John, or the Intracoastal Waterway. These properties consistently commanded some of the highest price-per-square-foot figures, often exceeding $700—and in a few cases, surpassing $1,000. Homes with water views, docks, and boathouses continue to attract steady interest from out-of-state buyers seeking a slower pace and more private setting.

Many of these buyers come from Florida, Texas, and Tennessee and are often looking to simplify their lifestyle, downsize from larger estates, or invest in a second home with boating access and space to entertain.

Financing Trends

Cash buyers made up nearly half of the closed transactions, averaging just 78 days on the market—compared to 134 days for homes financed with conventional loans. One VA loan sale was recorded, closing in just 17 days—a sign of motivated purchasing and strong lender support.

Inventory Snapshot

As of June 9, 2025, there were 51 active listings on Ono Island, with prices ranging from $535,000 to $7.9 million. While luxury waterfront estates remain available, the most competitive and active segment falls between $850,000 and $1.5 million. Homes in this range that are well-maintained, recently updated, and designed for seamless indoor-outdoor living are attracting the strongest buyer interest.
